The four products

Routing & Masterplan Review

Golf course routing and masterplan drawings
StageConcept / schematic
Duration2–4 weeks

The early, high-leverage product. We test whether the holes occupy the right land, whether the real estate is being served or damaged, and whether the course can be built and maintained as drawn.

  • Hole-by-hole routing critique: length, variety, walkability, returning nines, wind and sun.
  • Corridor widths and safety envelopes against housing, roads, practice ground and adjacent holes.
  • Practice facility, short-game area and clubhouse siting.
  • Phasing: can nine holes open first without a dead golf course?
  • Cut-and-fill logic at routing scale. Where the design is fighting the land.

Deliverable. Routing review memo, marked-up routing, risk register.

Technical Design Review

StageDetailed design / pre-tender
Duration3–6 weeks

A structured review of the detailed design before tender or construction. This is the product most developer clients should buy.

  • Green complexes: size, contour, pinnable area, surface drainage exits, surrounds.
  • Tees, landing zones, fairway widths and strategic options for different handicaps.
  • Bunker purpose, visibility, entry, drainage, sand depth and maintenance load.
  • Lakes, wetlands, weirs, liners — hydrology and strategy together.
  • Surface and subsurface drainage concept; irrigation concept (coverage logic).
  • Cart paths, service roads, maintenance access.
  • Feature construction notes versus accepted methods (USGA / California / push-up).
  • Constructability, programme and known cost sensitivities.

Deliverable. Full technical report, drawing mark-ups, priority matrix, recommended next actions.

Construction & Site Audit

Golf course construction seen from above
StageDuring construction
DurationMonthly or at hold-points

Periodic audit against the issued design — whether the contractor and the drawings are still the same project.

  • Setting-out of tees, fairways, green pads and water bodies.
  • Profile checks on greens and bunkers during construction.
  • Drainage invert and fall spot-checks.
  • Material substitutions and silent design changes on site.
  • Hold-points: subgrade, drainage, profile, shaping sign-off.

Deliverable. Written site note after each visit.

Existing-Course Audit

Completed golf course with rolling fairways
StageOperating asset
Duration2–5 weeks including site days

For open courses that are tired, dangerous, slow, wet, or expensive to keep. We separate design defects from agronomy and from operations.

  • Playability and strategy as the course is now, not as it was drawn.
  • Safety around housing that has grown in since opening.
  • Greens: contour versus speed, traffic, shade, air movement.
  • Bunker programme: which bunkers earn their keep.
  • Drainage failures and irrigation dead zones.

Deliverable. Audit report and a sequenced remodel plan with order-of-cost thinking.
